To understand what obligation your landlord has to you as a tenant, pull out your lease and review the document. If you don’t have a lease the court will expect a landlord to make “reasonable repairs” and honor your “warranty of habitability”. David Lesch

ShareI began a new series on the Bronxnet show “Open” this morning. Landlord and tenant rights. The first installment: understanding residential leases. The best advice I can give is to bring your lease to an attorney to review. There are several words and phrases that the lay person will not understand. Even the host of the show was perplexed by much of the language in the lease.

ShareLast night’s show was really special for me. During the first half of “BronxLegal with David Lesch” our guest, Attorney Aglaia Papadopoulos-Vlantes helped decipher the ramifications of Senate Bill 1070, otherwise known as Arizona’s Immigration Law which will go into effect in August. But the true highlight for me, was our second guest, Assemblywoman Vanessa Gibson who surprised me with a “Citation” from the New York State Assembly for my volunteer legal advice given to the Bronx Community. ShareToday on “Open” I discussed the dangers associated with “cheerleading”. Cheerleading has now become a sport, so, as with any sport, injuries come along for the ride! As a parent you must make sure that your child is properly coached, she (or he) has a spotter at all times, and the floors are covered with protective mats. And beware signing a “non-liability” contract. Although non enforceable, schools will use the document to scare you into not bringing an action based on their own negligence. David Lesch

ShareThe internet is a dangerous place. Especially for children. Today on “Open” I discussed ways to protect your child from sexually explicit materials and sexual predaton found on the Net. The best advice: Spyware, and make sure you counsel your child as to the dangers lurking behind each chat room wall.
